Eight towers with 2,700 homes, new YMCA coming to Burquitlam
The City of Coquitlam, the YMCA and Concert Properties have entered into an agreement that will result in the development of eight highrise towers containing almost 2,700 new homes and a new YMCA.
The agreement involves two sites near the Burquitlam SkyTrain station – “Burquitlam Park” and “Whitgift Gardens.”
The full buildout of both sites will result in approximately:
- 1,622 market condominium units
- 929 market rental units
- 132 seniors market rental units
- 20-40 below-market rental units
Other public benefits will include:
- new YMCA recreation facility
- new Community Policing Station
- new Park-and-Ride facility
- upgrades to both Burquitlam and Cottonwood parks
The Burquitlam Park portion of the development will include two highrise towers (one 50-storey market condominium tower and one 30-storey market rental tower), and the YMCA. The YMCA will measure 60,000 sq ft. and include:
- five-lane swimming pool
- gym
- walking track
- child minding
- cafe
- Community Policing Station
- studios and multi-purpose rooms
- Park-and-Ride
The YMCA will also include the possibility for expansion in the future.
The redevelopment of Whitgift Gardens will include six highrise towers ranging from 24 to 48 storeys.
Four of the towers will be market condominiums, and two of the towers will contain market rentals:
- 1,187 market condominium units in four towers of 24, 25, 43 and 48 storeys
- 654 market rental units in two towers of 37 storeys each
- 132 purpose-built seniors market rental units
- stand-alone amenity building to be shared by all towers
- outdoor amenity spaces including children’s playground, urban agriculture, butterfly garden, ping pong and chess play areas
Concert Properties will provide relocation assistance for the current residents of Whitgift Gardens, including at least six months notice, financial assistance, and first right of refusal in the new purpose-built rental buildings.
The city says the development will help it realize a long-standing vision to redevelop Burquitlam Park into a high-density, mixed-use district with a new recreation facility.
Over $120 million in benefits to the city are expected to be realized as part of the development, which would not be the case if the city was to develop a new recreation centre and amenities on its own.
