Concert Properties was founded in 1989 with a mandate to create assured rental housing to help address the City of Vancouver’s housing needs. We’ve since grown to become one of the largest developers of purpose-built rental homes in BC and the Greater Toronto Area (GTA).
In 1990 we completed our first rental community in Vancouver, Parkside Village. Thirty-three years later, Concert Properties continues to own and manage this community as well as every rental home we’ve developed. This long-term approach provides stability and assurance to our residents that their home will be well-maintained and professionally managed.
Our innovation in rental housing began in the early ‘90s when David Podmore, then President, thought to introduce Vancouver’s first “micro-suites”. To promote the idea, he loaded up a truck with a model suite and drove it around town to show city officials and the public. The pitch worked, and the resulting 12-storey rental building, 600 Drake, in downtown Vancouver, continues to have one of our highest occupancy rates since completion in 1993.
Concert Properties’ innovation continued in the mid to late ‘90s with the creation of Metro Vancouver’s first transit-oriented master-planned community, Collingwood Village in East Vancouver. Centred around the award-winning Collingwood Neighbourhood House, Collingwood Village provided the largest infusion of rental homes in the city at that time.
As part of Podmore’s vision of diversifying the company to mitigate risk and ensure balanced growth, Concert Properties expanded rental operations to Toronto. Prelude, our first rental building was completed in 2003, and we’ve since opened six more rental buildings across the GTA.
In 2023 Concert Properties is launching two new transit-oriented rental residences which proudly contain both market and non-market housing. Located in Etobicoke within the company’s The Kip District master-planned community, the 21-storey 20 Samuel Wood building is slated to open on June 1 with 70 of the 233 homes designated as affordable. This non-market housing was made possible by a partnership with Canada Mortgage and Housing Corporation (CMHC) and the City of Toronto’s Open Door Affordable Housing Program.
55One in Coquitlam is the second rental residence launching in 2023. This 31-storey building, located in our Heart of Burquitlam master-planned community, includes 100 of 308 homes available at non-market rates. This is made possible through a partnership with Concert Properties, CMHC, BC Housing and 43 Housing Society. Move-ins will begin April 1.
Since our first rental community in Vancouver was completed, we’ve grown and diversified, but developing and managing rental properties remains at the core of our business.
